What are the credit qualifications, and acceptable proof of income to sign a lease?

The combined gross household income must be at least 3× the monthly rent, with valid proof of income required. Income will be validated by a third party like Snappt. Accepted documentation includes pay stubs, W-2 forms, company offer letters, or bank statements showing deposits. Credit history, score, and background screening are also evaluated. Contact our leasing team for more info.

What are your application and administrative charges?

Our application and administrative charges are as follows:

  • Application Fee: $75
  • Administration Fee: $300
  • Deposit: Traditional cash deposits available or handled through Jetty, which offers flexible payment options.
What happens if I qualify but my roommate does not?

Your roommate will not be approved to lease or live onsite, but you can still proceed with your own application independently.

Is LEO at Cartersville a pet-friendly community?

Yes, LEO at Cartersville is pet-friendly. We allow a maximum of two pets per home, subject to pet fees and monthly pet rent. Certain breed restrictions apply.

What will be the amount of security deposit?

The security deposit is determined based on the results of the background screening.

Can I switch to a month-to-month lease after my first year?

After your initial lease, it will default to month-to-month unless you renew or provide a 60-day notice. A month-to-month fee applies.

Do you accept short-term leases?

We offer leases over 7 months, subject to change.

Am I required to have renters’ insurance?

Yes, all residents must maintain a minimum level of liability coverage.

What is the occupancy limit?

One Bedroom: Maximum of 3 people • Two Bedroom: Maximum of 5 people • Three Bedroom: Maximum of 6 people.

Do you offer furnished homes?

Currently, we only offer non-furnished homes, giving you the chance to personalize your space.

When is rent payment due?

Rent is due on the 1st of the month, including holidays and weekends.

Can someone stay with me for an extended time?

Guests may stay up to seven consecutive days. Anyone staying longer must apply and be added to the lease.
